This is a luxury airconditioned 6 bedroom villa with private infinity pool and hot tub overlooking the sea just outside the picturesque historic village of Megali Mandinia in the foothills of the Taygetos mountain range. The bustling city of Kalamata with its harbour and marina is approximately 25 minutes drive.

This luxury six double bedroom 400m2 villa is walkable (less than 5 mins) to a panoramic taverna and (in 10 mins) to the village which has four tavernas open all year round. It is less than a 5 min drive to the nearest sandy beach where there are four tavernas, one with plunge pool.  To the rear it has mountain views of theTaygetos range. To the right 13000m2 of private terraced olive groves form part of the property. To the left views of the gorge, sea and mountains and to the front open sea views of the bay and the Messinian headland beyond.  Kitries harbour with it authentic fresh seafood restaurants is a 10 minute drive.

The normal changeover days are either Saturday or Sunday. Other changeover days may be arranged. Kalamata airport is about 30 minutes drive from the house - for direct flights try, or Kalamata also benefits from two flights a week from Athens.

Useful Information on local places to eat:

There is one restaurant immediately above the villa (o’Lofos) owner by our friend Athanasis about 3-5 mins walk and a further 3 tavernas and

restaurants (Anavriti, Stella’s and Sunrise) in the village about 10-12 minutes walk.

Also the owners have found that Babis at the slope at the  far end of Sandova beach is worth a visit. Their favourites are the authentic fish tavernas at Kitries 3km south of Sandova or Kanas Fish and Pasta at Kalamata marina.


BA flies on Saturday Heathrow to Kalamata, Easyjet flies Gatwick to Kalamata multiple days a week. RyanAir flea Stanstead to Lalamata.

If you are driving from Athens, it is motorway and dual carriageway to within 5km of the villa. In total allow about 2.5 hours from Athens to the house.

 "The perfect place for the perfect holiday""We were totally taken aback when we arrived at the house, it was even better than the pictures. The bedrooms are all large with ensuites and balconies and the views from the balconies are to die for. The well equipt kitchen is also huge, perfect for cooking for large numbers. The double height living room with large flatscreen tv, good range of DVDs and comfortable sofas got a lot of use on the rare occassion it rained.But the best part was the infinity pool, we spent many a day and night around it, in it and admiring it. A great place to watch the beautiful sunsets and sunrises. We also had a BBQ every night and sat out under the stars drinking the local wine.The house is so good we barely left, only to get supplies and for a dip in the sea. There are plenty of things to do in the region and we went on one day trip but couldn't wait to get to back to the pool.You definately need a car to get here as it is quite isolated. We drove from Athens, an easy 3 1/2 hour drive and plenty of things to see on the way.It was an amazing holiday and I would highly recommend it, in fact I think we will go back next year."

Olive Tree House is the perfect place to stay when you travel to Greece!  The house itself is well-appointed and very comfortable, like a home should be.  The pool is large, cool and refreshing with unbelievable views.  The location is calm and peaceful with fabulous scenic views, as well as minutes from fine beaches, situated on the beautiful Mani Peninsula, and close enough to Kalamata to provide everything you could want.  Don't miss eating at the Taverna Sandovas just next door!  The food is delicious, the walk there is delightful, and the family members/owners provide an excellent experience of the friendly and welcoming Greek culture!  They own the olive groves in which Olive Tree House sits, and they make their own olives, oil, cheese, bread and more!  This was a fabulous vacation for us, and we will definitely choose the Olive Tree House again when we return!                      July 2011

On the ground floor there is a large open plan hall, separate fully fitted kitchen (with dishwasher, water filter / ice maker fridge freezer, washing machine, large ceramic hob and wide oven. There is a separate dining area with table and seating for 12 internally.  There are then stairs down to the split level lounge which has a working fireplace.  The lounge has a 50 inch wall mounted plasma satellite TV, DVD player, Nintendo Wii, Playstation 2(game scrash bandicoot and gran turismo) and sound system for attaching an MP3 player (wired to the pool area as well).  There is ample interior seating with four large couches.

All rooms have terrace doors with the lounge having two sets to its own covered terrace with uninterrupted sea views over the jasmine planted terrace walls.  On the first floor there is also a panoramic terrace for entertaining. There is a guest restroom on the ground floor by the entrance.

All 6 bedrooms have ensuite facilities, king size or twin beds (3 of each type) and fitted wardrobes, dressing tables and matching bedside cabinets. All bedrooms have access to a terrace or balcony with chairs and table. All rooms including reception areas have their own separately controlled air conditioning and the property is fully centrally heated for the winter months. There are 4 bedrooms on the first floor and two bedrooms on the ground floor.

All the bedrooms are broadly the same size although bath/shower rooms differ in size and the twins are large single beds. There is one twin and one king size on the ground floor and two of each on the first floor. If stairs are going to be a problem for any member in the party the access to the house is down some steps although you can go down a ramp by the side gate. Also the living area is split level with steps down to the main sitting room where the TV etc is located.

The property sits in its own terraced grounds of 13,000m2 containing over 200 olive trees.  Outside there is ample parking for six vehicles.  For outside dining there is a full size BBQ and a stone built seating area with a 3m table and chairs overlooking the gorge with 180 degree sea views.  On the south side there is a large infinity pool and separate hot tub. Shade is provided by  a covered pergola and sun umbrellas There are 12 sunbeds and a lower sun terrace below the pool.  The grounds immediately around the property are stone plated or turfed.

There is an additional coverered veranda overlooking the pool with tables and seating for 12 - ideal for breakfasts and lunches.

Please note that small chidren may need to be supervised around the infinity pool and on the upper balcony area. The pool is 1.2m at the shallow end with tiled stone steps and 3m at the deep end.

A deposit payment of 30% of the total cost is required. Final balance required 8 weeks before departure date. A security deposit of £800 will also be taken to cover any damages or breakages to the property.

Minimum booking period is 5 nights.

Beach and pool towels provided.

The villa was the perfect place for our 3 families to holiday together. The location is idyllic with wonderful views back to the mountains and out to sea. The sunsets were stunning! It is fantastically equipped and with such a large group, it was great to have so many possible places to sit, relax, eat and enjoy the heat and scenery. We ate well in the local tavernas (within walking distance)and enjoyed trips to Kardamyli, Ancient Messene, Methoni/Koroni, Mystra and Kalamata - all good days out. The pool was lovely and with the sea so close we had the best of all worlds and plenty of activities to keep all age groups entertained. Joanna looked after us really well and made sure we were comfortable and Alex ensured all arrangements went smoothly. Thank you both. I wouldn't hesitate to recommend this villa to others.

A truely amazing villa in a perfect setting for relaxing holiday. The communication prior to arrival was superb and the whole process was simple and straightforward. On arrival Joanna was there to greet us and explain everything and provided us with her details should we need to contact her during our stay. The villa is so well quipped, a real home from home, with every detail thought of. The location of the villa was unbelievable with amazing views, a fantastic place to absorb the delights of traditional Greece, with the locals providing a warm and welcoming greeting every time we met them. A car is essential to get around as the location means walking to the shops is very challenging. Would highly recommend this villa and would love to visit again one day.

First impressions were of the outstanding view over the bay and fabulous infinity pool. The terrace overlooking the pool was conveniently positioned for meals next to the very well equipped kitchen. The open plan living area was great for our large family group with recreational areas to suit all ages! We had a fantastic week and especially enjoyed the fish restaurants and swimming in Kitries. The waterfalls at Polylimnios were worth visiting for those who are more adventurous but wear sensible footwear. The archaeological site at Messini was stunning and well worth a visit. Thanks for a fantastic villa and facilities for our holiday.

Our 2-week stay at Olive Tree House was fantastic in every way, a real first class experience, and Joanna was a superb local host. We were 2 families (8 adults and 2 teens) sharing, and found lots of space and flexibility in the accommodation, which is kitted out to a very high standard with all mod cons. We loved the location with the fabulous views, 4 very authentic-Greek Tavernas within walking distance (Taverna Anavriti was our'll need Google Maps to find it in the back streets of Megali!!), and the beaches within a short drive...Kitries is particularly picturesque. We spent many days lazing by the pool, followed by BBQs while enjoying the absolutely stunning sunsets. We loved Kalamata market for fresh meat, fish, fruit and veg, and it was great to experience a very real Greek holiday location... Highly recommended!!

The Peloponnese region has a warm Mediterranean climate which enjoys fairly mild temperatures all year round.   The summers are generally very sunny and get very little rain.  July and August are the hottest months.  The winter is the rainy season, with December through March being the rainiest months.
