Lying to the Northern tip of the Estate, totally immersed in private woods with a sweeping valley of olives and deep woodlands. Along a private tree-lined gravel road, a wrought iron gated entrance leads into a gravel driveway that swings right around the house. Finished in Tuscan stone, this is one of the very best villas that the San Stefano Estate has to offer.

A perfect property for entertaining and superbly positioned, Il Pupillo, is a sophisticated venue for family reunions, celebrations, parties and professional events, or just a wonderful holiday destination.

The old, yellowy Tuscan stone exterior sets off beautifully the grey gravel driveway, the warm terracotta of the outside covered loggia veranda and the sea of greenery that encompasses the whole property.

The double arched glass entrance doors open out into a remarkable interior. Contemporary rustic, in the latest tones and textures, cream walls and dark grey stone flooring, complement washed heavy wood furniture draped in rich brown, golden yellow and sage green chenilles. Rustic yet sumptuously comfortable. Natural colours, fabrics and materials. There are also unique lighting, accessories and occasional furniture. Light and airy, the ground floor has amazing panoramic views.

The living and dining areas are divided through archways and the full glass windows offer wonderful views onto the swimming pool and the garden.

To the left of the living area is a comfy sitting area with a grand fireplace. Two large mirrors hang behind the sofa, reflecting the fireplace and create an added lighting effect. more sofas sit in front of the glass fronted doors, looking out onto the garden, as does a pretty round table, with wonderfully styled, washed, heavy rattan seating.

To the other side of the living area, are two rectangular dining tables which can be joined to make one long table.

The glass fronted single doors lead from the dining area outside on to the gravel courtyard, the woodland area and around to the loggia veranda.

Tucked away in the corner, another door opens onto a modest sized, yet fully equipped and beautifully furnished Tuscan kitchen. A heavy marble table with sunshine yellow legs, sits in the middle of the room and a copper sink and taps, with multi coloured tiles, make this colourful room extremely pleasant. A small utility room leads off the kitchen and a highly functional double cloakroom/staff bathroom with wonderful terracotta basins and dark green gres tiling sits off the living area.

To the right of the ground floor, are two bedrooms with en suite shower rooms. Both rooms have a glass garden door and so immediate access to the outside without having to pass through the living area.

Upstairs is reached by an inside terracotta staircase. The stairway walls and upstairs long hall, are painted a rich green. The long corridor is lined with lamps and mirrors and is reminiscent of a castle hallway.

There are a total of six bedrooms on the First Floor, 3 of which are full doubles with en suite bathrooms with a tub and an incorporated shower, a Master double bedroom and a Master twin, both with en suite bathrooms, with tubs and separate walk-in showers.

The bedrooms are decorated in natural hues with four poster beds with draped back cloths and all have shuttered windows, looking out over woodland, the swimming pool and garden views.

The bathrooms are finished in dark green gres tiling, terracotta basins and feature wooden ladder cloths rests or towel rest (in addition to full vertical heated towel radiators), glass hanging lantern lights, spot lighting and many electric sky lights.

The villa is air conditioned throughout.


A tableau green lawn sits in front of two wide arched glass fronted French windows which leads out to rose gardens with cypresses and olive trees.

Beyond the rose garden, the spectacular pool offers the most dramatic waterfall drop-away effect. With a spa bath at both ends of the pool, in the centre, a flight of Roman steps lead down into the water. Bordered by a Tuscan stone paved solarium, this beautiful pool lies right next to the valley. Its position makes the most of the sun, throughout the day.

The South and Westerly facing loggia is perfect for shady, relaxing and informal dining. Towards the west of the house, off the kitchen area and just infront of the pathway, down to the pool, the pretty Tuscan loggia veranda provides a wonderful space for entertaining. The loggia provides wonderful dawn and twilight views, surrounded to the rear by trees, it also overlooks the garden and the pool, as well as deep woodland views.

A 50% deposit is payable at the time of booking. The balance is due 8 weeks before arrival.

A security deposit of 1000 euros is payable locally on arrival, this is to cover any breakages or damage during your rental. This will be returned at the end of the rental period.

The rental price is for 7 nights and includes bed, bath and kitchen linen (bath linen changed daily, bed linen changed mid-week), maid service - three times per week, full air conditioning or central heating, one cot, concierge service at the Estate Office for any tours, itinerary arrangements etc, garden/poolside WiFi hot spot, laundry service, children's club, luxury welcome buffet on evening of arrival, Italian champagne arrival drinks, complimentary toiletries, robes and slippers. 

Rate for Christmas, New Year and other dates are available on request. 

The warmest months are generally July and August which sees some bright hot sunny days, while June and September offer nice warm weather in general without it being too hot. The coolest months are December and January.  November is the rainy month, however do expect some rain during October/December/March and April.  Winter offers many sunny, mild days but nights are cold, particularly in hill areas
