Property Description

The search for the perfect small villa is never easy. Villa Rosa is a rare find - a charming, and extremely private, three bedroom property, located on the Tuscan / Umbrian border, with the benefit of an annexe and an unusually large pool surrounded by an immaculate expanse of lawn.

The villa is located just a short drive away from Orvieto, the beautiful hill town, with its cathedral, historical centre, shops and restaurants.

An easy walk from the villa (about 2 km), there is a very informal pizzeria for take away pizzas.

Those seeking relaxation will find it in abundance amid the tranquillity of Umbria's rolling hills, covered with vines and olives, cypresses, pines, oaks and chestnut trees. For those wishing to combine relaxation with day trips to towns and villages or more active pursuits, Umbria offers a wide choice. From Etruscan through Roman, mediaeval and Renaissance times, the region contains a wealth of evidence of its varied past.

An easy drive from Rome, Pisa or Perugia, Southern Umbria's hill top towns dominate the green countryside. The hill town of Todi with its attractive historical centre, stunning piazza and breathtaking views draw weekend visitors from Rome and it is a good spot for an evening stroll and ice cream. 

For those staying near the Lazio border, a day trip to Rome is a must. Home of the Vatican, the first stop for most visitors is the wealth of artistic treasures in its museums. There is too much to take in on one day but the Roman Forum and Colosseum are an easy walk from the central shopping streets, as well as the pretty cobbled streets of the Pantheon, Trevi Fountain, Spanish steps and Piazza Navona.

Inside the Property

The house incorporates the best of Umbrian craftmanship - beautiful terracotta floors, ceilings with wooden beams, and large French doors leading from the sitting room and bedrooms on to the the extensive terraces. Walking bare foot from the comfortable master bedroom onto the covered terrace, and enjoying a leisurely breakfast al fresco whilst admiring the spectacular views, is an unforgettable experience.

Booking & Payment Info

A 30% deposit must be paid along with a security damage deposit of 1500 euros at the time of booking.
The full balance of the rental price including any charges (made by any supplementary invoice) must be paid 8 weeks before departure.

Insurance must be taken out in order to cover all clients and their holiday arrangements.

Once a booking has been confirmed any changes will incur a £30 amendment fee per person in respect of each change to cover costs incurred. Changes cannot be made within 42 days of departure.

All cancellations by Client must be made in writing from the person who signed the booking form, either by recorded delivery or fax. If the cancellation notification is received 43 days or more before the departure date, only the holiday deposit and insurance premium is forfeit. Within this period the following percentage of the total holiday price will be payable as a cancellation charge by the Client:

Between 42 - 28 days before departure 60%

Between 27 - 15 days before departure 80%

Between 14 and the departure date or later 100%
