Property Description

Villa di Sopra is a large 18th Century farmhouse which stands on a hilltop, with breathtaking 360 degree views of the Apennine Hills, on the borders of Umbria and Tuscany.

The surrounding hills are clothed in oak forests and rich pasture grazed by sheep in a landscape which has not changed in many centuries.

Villa di Sopra is a very comfortable and luxurious villa with six bedrooms, five bathrooms and three shower rooms. In the drawing room on the 1st floor a model ‘A’ Steinway piano sits alongside attractive antique furnishings. The property has been carefully and expertly restored in the Italian style to the very highest standard and accommodates up to 12 guests in great comfort. It comprises the main house, a Limonaia and an infinity pool.

A 30 minute drive from Vergiliano di Sopra, one can find the beautifully designed Robert Trent Jones golf course at Antognolla where it is possible to hire top quality clubs and equipment.

The ancient village of Preggio is situated high up on a hillside one and a half miles away and looks down on Villa di Sopra. It is a beautiful walk through the woodland on a summer’s morning, when the wildflowers are blooming, and a wonderful way to spend an hour and a half, with the prize at the end of a cold beer or chilled glass of wine in the bar of the Old Square. Normally, the only sound to be heard is the enchanting melody of the church bells and sheep bells as they graze the meadows along the Val di Rosa.  Time has stood still in this valley and it is a joy just to listen to the sounds of the crickets or watch the aerial dance of the fireflies at night.

Umbria is one of the most beautiful areas of Italy.  Perugia, the region's capital. is a lively university town packed with artistic treasures (and home to Perugina chocolate), so well worth a visit, as are a host of smaller towns and villages, such as Assisi, Gubbio and Citta di Castello. Few summer visitors will want to miss a visit to Lake Trasimeno, central Italy's largest lake, where they may choose to relax on the shores, enjoy the restaurants of the lakeside towns, or take a ferry to one of the lake's islands.

Some of the most beautiful and culturally rich artistic centres in Italy are to be found in Tuscany so an easy day trip from your chosen Umbrian villa is often a highlight. Florence, with its majestic Duomo immortalised by Brunelleschi and Donatello, beautiful Siena, home of the Palio horse race and the walled town of Lucca are a must see while Arezzo and Cortona are also within easy reach.

Inside the Property

The accommodation is as follows:

Ground Floor: There is a large well equipped kitchen, a utility room with washing machine and dryer, a dining room, a large cloakroom with separate shower, a TV room/library, a study with computer, WiFi, printer and scanner.

First Floor: A large drawing room with a Steinway grand piano, a double bedroom with bathroom en suite with bath, walk-in shower and a small terrace, a twin bedroom with bathroom en suite (full shower above bath), a twin bedroom with bathroom en suite with bath, walk-in shower and small terrace.

Second Floor: A double bedroom, a twin bedroom and a bathroom (full shower above the bath).

Limonaia: There is a second dining room, a second kitchen, a lovely shaded patio for outside dining, a twin bedroom (for accompanying staff only) and two cloakrooms each with showers.

First Floor of Limonaia: There is a games room with a three-quarter size Billiard table, bar football, TV with DV player.

Further Information: Discreet staff live in the grounds in a separate house, ready to do the cooking, if required.

Booking & Payment Info

A 30% deposit must be paid along with a security damage deposit of 1500 euros at the time of booking.
The full balance of the rental price including any charges (made by any supplementary invoice) must be paid 8 weeks before departure.

Insurance must be taken out in order to cover all clients and their holiday arrangements.

Once a booking has been confirmed any changes will incur a £30 amendment fee per person in respect of each change to cover costs incurred. Changes cannot be made within 42 days of departure.

All cancellations by Client must be made in writing from the person who signed the booking form, either by recorded delivery or fax. If the cancellation notification is received 43 days or more before the departure date, only the holiday deposit and insurance premium is forfeit. Within this period the following percentage of the total holiday price will be payable as a cancellation charge by the Client:

Between 42 - 28 days before departure 60%

Between 27 - 15 days before departure 80%

Between 14 and the departure date or later 100%

Maid service is up to 3 hours, 6 days per week.

Linen and towels are changed once a week. Extra changes are available on request for an extra charge.

Tenancy rentals are Saturday to Saturday, beginning at 16h00 hrs and departure at 10h00 hours.

The housekeeper enjoys cooking good Italian food for guests.  She will shop for and prepare meals, usually in the evening, though she will cook lunches instead by arrangement. Her duties include laying the table, cooking the meal, bringing first and second course to the table, clearing up in the kitchen, and leaving you to  get the dessert at your leisure. She does not usually like to work later than 9.30pm; neither does she usually work on Sundays or Bank Holidays, though she may leave a light luncheon for these days. She is a very good cook and we recommend her, but please note that she will only cook dishes that she knows and feels happy to cook - for example, she does not cook poultry apart from chicken! So the meals for the first weekend will be simple, and thereafter she  will suggest menus for you to approve. 

The cost of the cook service is 15 Euro per hour to include time spent shopping and travelling, plus the cost of food. Depending on numbers and how far the cook has to travel to do the shopping, a meal for ten people may take 8 or 9 hours, depending on how elaborate the meal is, and of how many courses.

Please note that the cook service is on request, payable locally with a £50 booking fee. Please let us know if you would like this service.

A food hamper can be arrange for an additional cost, payable locally including a 25 euros service charge.
