This private, well furnished, 3 bedroom villa enjoys glorious views of the sea and is well located near Porto Santo Stefano.

Staying in a villa near the artistic centres of Florence and Siena as well as being within easy reach of the wild and beautiful coastline of Tuscany is just the answer for a full Tuscan experience. Monte Argentario, reached by a causeway from the ancient Roman town of Orbetello, is home to the lively Porto Santo Stefano and Porto Ercole which are great places to eat out, admire the glamorous yachts or take a boat trip to the lovely Isola del Giglio.

Inside the Property

The accommodation consists of:

Ground floor: A sitting room, with open fireplace and large French windows, leads up to the dining area and a small kitchen. There is a large Master bedroom with bathroom en suite, with access to the garden.There is also a WC.

First Floor: There are two bedrooms, one double and one twin bedroom. One of the bedrooms has a brass bedstead, and enjoys beautiful views. There is a family bathroom

Outside the Property

Green lawns surround the house, with a pretty canopy, barbecue and fridge for al fresco living. Set well away from the house is the small but practical pool area, with its fabulous views.

The surrounding unspoiled landscape surrounding the villa is its most truly memorable feature, and a walk to the nearby town is a pleasant stroll down, although it can be "rather hot coming back during the summer months, but one feels truly invigorated".

Booking & Payment Info

A 30% deposit must be paid along with a security damage deposit of 1500 euros at the time of booking.
The full balance of the rental price including any charges (made by any supplementary invoice) must be paid 8 weeks before departure.

Insurance must be taken out in order to cover all clients and their holiday arrangements.

Once a booking has been confirmed any changes will incur a £30 amendment fee per person in respect of each change to cover costs incurred. Changes cannot be made within 42 days of departure.

All cancellations by Client must be made in writing from the person who signed the booking form, either by recorded delivery or fax. If the cancellation notification is received 43 days or more before the departure date, only the holiday deposit and insurance premium is forfeit. Within this period the following percentage of the total holiday price will be payable as a cancellation charge by the Client:

Between 42 - 28 days before departure 60%

Between 27 - 15 days before departure 80%

Between 14 and the departure date or later 100%

Maid service is up to 3 hours, 6 days per week.

Linen and towels are changed once a week. Extra changes are available on request for an extra charge.

Tenancy rentals are Saturday to Saturday, beginning at 16h00 hrs and departure at 10h00 hours.
