Property Description

Set in a glorious, very private setting south of Siena, this villa is the perfect choice for those seeking a small holiday home with a private pool in an unspoilt pocket of southern Tuscany. Within easy reach of picturesque Tuscan towns, this beautifully furnished farmhouse will suit families and couples alike.

Nestling in a valley below Monte Cetona on one side and overlooking the Val d'Orcia on the other, the villa is near the medieval town of Sarteano, near San Casciano dei Bagni, with the wonderfully indulgent Fonte Verde Spa. Also nearby are Bagno Vignoni, Raicofani, Cetona and Pienza.

The house was fully restored in 2001 and the furnishings have been carefully chosen. Outside there are 30 acres of land to explore, including a vegetable garden with fresh herbs, lettuce and tomatoes, depending on the season.

Inside the Property

On the Ground floor level, there is a well equipped kitchen with doors leading out to a terrace with a vine covered pergola overlooking the garden and the pool area.

The sitting area spans the whole width of the house and is very bright and airy with French windows at both ends with several sofas.

There is a dining room and a shower room/utility room.

On the First floor there are four lovely bedrooms with modern bathrooms, all with views over the valley, woods, fields and pool.

The Master bedroom has a bathroom en suite, with a jacuzzi bath and separate shower.

There are two further double bedrooms, a single bedroom (suitable for children), a shower room and a bathroom.

Outside the Property

The swimming pool has steps and a ladder. It is open from 15 May until 18 September. Outside these dates, the pool can be opened on request for a charge of £100 per week.

There is a built-in BBQ and plenty of parking.

Booking & Payment Info

A 30% deposit must be paid along with a security damage deposit of 1500 euros at the time of booking.
The full balance of the rental price including any charges (made by any supplementary invoice) must be paid 8 weeks before departure.

Insurance must be taken out in order to cover all clients and their holiday arrangements.

Once a booking has been confirmed any changes will incur a £30 amendment fee per person in respect of each change to cover costs incurred. Changes cannot be made within 42 days of departure.

All cancellations by Client must be made in writing from the person who signed the booking form, either by recorded delivery or fax. If the cancellation notification is received 43 days or more before the departure date, only the holiday deposit and insurance premium is forfeit. Within this period the following percentage of the total holiday price will be payable as a cancellation charge by the Client:

Between 42 - 28 days before departure 60%

Between 27 - 15 days before departure 80%

Between 14 and the departure date or later 100%

Linen and Towels are provided and changed once a week on a Saturday. Extra changes are available on request, for an additional charge.

Maid service is included for two hours, six days a week, extra cleaning is available on request at an extra charge.
