Property Description

This beautiful, contemporary property is set on a private estate in the Sabine Hills, complete with beautifully designed gardens and hard tennis court, sleeps 10 and is just 50 km from Rome.

The property has been designed by the owners and decorated by John Stefanidis. It has a sun dial as the centre piece of the house. The villas is beautifully proportioned with comfort a priority.

Each of the spacious bedrooms in the main house is furnished with interesting objects, prints, paintings and beautiful fabrics with views out over the rolling countryside and excellent en suite facilities.

If you can tear yourself away from the pool, the tennis court and the view, this property is a perfect place from which to explore nearby local treasures: local castles and villages, the Villa d'Este and Villa Adriana at Tivoli, the gardens at Ninfa, the monastry at Farfa and of course Rome itself.

Inside the Property

The accommodation consists of:

On the Ground Floor there is a large sitting room, a small sitting room, a kitchen and a large covered dining terrace.

On the First Floor there are 3 double/twin bedrooms (the beds may be made up either for a double or twin, depending on requirements). each bedroom has a ceiling fan, a portable air conditioning unit and a bathroom en suite.

In the guest annexe (outside access), there is a twin bedroom with a shower room en suite, a sitting room and a kitchenette with an open terrace.

The pool house also has a twin bedroom with a shower room, a WC and kitchen area.

Outside the Property

The lawned gardens with private spring and the dramatic pool area, with its covered sitting and dining area, also have views over the olive groves to the Sabine Hills.

The infinity swimming pool has an electric cover. It has solar heating which is available in Spring and Autumn only. The pool and pool house are 60 metres from the main house.

Pool heating on request. The pool is open from 16 May until 18 September 2009. Outside these dates, the pool can be opened on request for an extra charge.

The hard court tennins court is 100 metres from the main house and is shared with a neighbouring property.

Booking & Payment Info

A 30% deposit must be paid along with a security damage deposit of 1500 euros at the time of booking.
The full balance of the rental price including any charges (made by any supplementary invoice) must be paid 8 weeks before departure.

Insurance must be taken out in order to cover all clients and their holiday arrangements.

Once a booking has been confirmed any changes will incur a £30 amendment fee per person in respect of each change to cover costs incurred. Changes cannot be made within 42 days of departure.

All cancellations by Client must be made in writing from the person who signed the booking form, either by recorded delivery or fax. If the cancellation notification is received 43 days or more before the departure date, only the holiday deposit and insurance premium is forfeit. Within this period the following percentage of the total holiday price will be payable as a cancellation charge by the Client:

Between 42 - 28 days before departure 60%

Between 27 - 15 days before departure 80%

Between 14 and the departure date or later 100%

Linen and towels provided once per week on Saturday. Extra changes are available on request for an additional charge.

The housekeeper prepares breakfast and cleans daily until 1pm. Dinner is then preparted for 2 hours in the evening. Food shopping is done by villa guests.
