Property Description

• Olive Tree House is a luxury airconditioned 6 bedroom villa with private infinity pool and hot tub overlooking the sea just outside the picturesque historic village of Megali Mandinia in the foothills of the Taygetos mountain range. The bustling city of Kalamata with its harbour and marina is approximately 25 minutes drive.

This luxury six double bedroom 400m2 villa is walkable (less than 5 mins) to a panoramic taverna and (in 10 mins) to the village which has four tavernas and a minimarket all open all year round. It is less than a 5 min drive to the nearest sandy beach where there are four tavernas, one with plunge pool.  To the rear it has mountain views of theTaygetos range. To the right 13000m2 of private terraced olive groves form part of the property. To the left views of the gorge, sea and mountains and to the front open sea views of the bay and the Messinian headland beyond.  Kitries harbour with it authentic fresh seafood restaurants is a 10 minute drive.

The normal changeover days are either Saturday or Sunday. Other changeover days may be arranged. Kalamta airport is about 30 minutes drive from the house - for direct flights try charterflights.co.uk, airflights.co.uk, thomascookairlines.co.uk and thomsonfly.co.uk. Kalamata also benefits from two flights a day from Athens.

If you are driving from Athens, it is motorway and dual carriageway with the exception of the last 70km which is amazing scenery, In total allow about 3 hours from Athens to the house.

The bedrooms are all large with ensuites and balconies and the views from the balconies are to die for. The well equipt kitchen is also huge, perfect for cooking for large numbers. The double height living room with large flatscreen tv, good range of DVDs and comfortable sofas got a lot of use on the rare occassion it rained.But the best part was the infinity pool, we spent many a day and night around it, in it and admiring it. A great place to watch the beautiful sunsets and sunrises. We also had a BBQ every night and sat out under the stars drinking the local wine.The house is so good we barely left, only to get supplies and for a dip in the sea. There are plenty of things to do in the region and we went on one day trip but couldn't wait to get to back to the pool.You definately need a car to get here as it is quite isolated. We drove from Athens, an easy 3 1/2 hour drive and plenty of things to see on the way.It was an amazing holiday and I would highly recommend it, in fact I think we will go back next year."

• Olive Tree House is the perfect place to stay when you travel to Greece!  The house itself is well-appointed and very comfortable, like a home should be.  The pool is large, cool and refreshing with unbelievable views.  The location is calm and peaceful with fabulous scenic views, as well as minutes from fine beaches, situated on the beautiful Mani Peninsula, and close enough to Kalamata to provide everything you could want.  Don't miss eating at the Taverna Sandovas just next door!  The food is delicious, the walk there is delightful, and the family members/owners provide an excellent experience of the friendly and welcoming Greek culture!  They own the olive groves in which Olive Tree House sits, and they make their own olives, oil, cheese, bread and more!  This was a fabulous vacation for us, and we will definitely choose the Olive Tree House again when we return!                      July 2011

Inside the Property

On the ground floor there is a large open plan hall, separate fully fitted kitchen (with dishwasher, water filter / ice maker fridge freezer, washing machine, large ceramic hob and wide oven. There is a separate dining area with table and seating for 12 internally.  There are then stairs down to the split level lounge which has a working fireplace.  The lounge has a 50 inch wall mounted plasma satellite TV, DVD player, Nintendo Wii, Playstation and sound system for attaching an MP3 player (wired to the pool area as well).  There is ample interior seating with four large couches.

All rooms have terrace doors with the lounge having two sets to its own covered terrace with uninterrupted sea views over the jasmine planted terrace walls.  On the first floor there is also a panoramic terrace for entertaining. There is a guest restroom on the ground floor by the entrance.

All 6 bedrooms have ensuite facilities, king size or twin beds (3 of each type) and fitted wardrobes, dressing tables and matching bedside cabinets. All bedrooms have access to a terrace or balcony with chairs and table. All rooms including reception areas have their own separately controlled air conditioning and the property is fully centrally heated for the winter months. There are 4 bedrooms on the first floor and two bedrooms on the ground floor.

All the bedrooms are broadly the same size although bath/shower rooms differ in size and the twins are large single beds. There is one twin and one king size on the ground floor and two of each on the first floor. If stairs are going to be a problem for any member in the party the access to the house is down some steps although you can go down a ramp by the side gate. Also the living area is split level with steps down to the main sitting room where the TV etc is located.

Outside the Property

The property sits in its own terraced grounds of 13,000m2 containing over 200 olive trees.  Outside there is ample parking for six vehicles.  For outside dining there is a full size BBQ and a stone built seating area with a 3m table and chairs overlooking the gorge with 180 degree sea views.  On the south side there is a large freshwater infinity pool and separate hot tub. Shade is provided by  a covered pergola and sun umbrellas There are 12 sunbeds and a lower sun terrace below the pool.  The grounds immediately around the property are stone plated or turfed.

There is an additional coverered veranda overlooking the pool with tables and seating for 12 - ideal for breakfasts and lunches.

Please note that small chidren may need to be supervised around the infinity pool and on the upper balcony area. The pool is 1.2m at the shallow end with tiled stone steps and 3m at the deep end.
