Property Description

Villa Baan Saleah is a brand new luxury 4 bedroom ocean front pool villa located at Hat Kata - Sunset Side, on the west coast of Phuket, set within it's own private grounds surrounded by mature tropical landscaped gardens on the headland between Kata Yai and Kata Noi beaches.

The area of Kata continues to develop it's international reputation as the cultural and cosmopolitan centre of the island with some of the finest restaurants to be found in Thailand, plus an award winning cellar at the Boat House to explore.

The villa service staff can assist guests with advice and booking of off premises leisure activities, including golf, paragliding, quad biking, scuba diving and boat trips.

Kata Beach is just a short walk down the hill, as is Kata Noi Beach. There are many restaurants and cafe's along the beach to enjoy a delicious lunch or dinner.

The village of Kata has many shops to buy souvenirs' or a trip to Patong will satisfy most shopping needs.

There is a House manager, 2 maids and 1 cook to look after the guests. (Two full-time live in staff).

Securicor provide 24 hr vigilance of the whole villa site.

Inside the Property

The entrance to this 900 sq metre villa, laid out over 3 levels, is via a set of imposing large wooden double doors, with a charming water feature and fountain to greet guests.

Once inside Villa Baan Saleah, the quality and tranquil ambience of the property make an immediate impression, taking in the stone staircases and pathways, the water features, mature tropical foliage, and the stylish 100 sq.m. blue tiled infinity edged swimming pool, surrounded by a generous are of stone clad decking and a most beautiful sala feature, all with views of the shimmering waters of the Andaman Sea.

Complementing the villa's build quality, modern interior designs, furnishings have been used to create a setting of total peace and serenity, ideal for relaxed tropical living.

Villa Baan Saleah' main leisure accommodation features a 12 m long gabled ceiling open plan lounge with a large terrace area, one level above the pool, a purpose designed entertainment room with surround sound, a 50 inch plasma TV system, complete with a variety of DVD's for guests enjoyment, and of course, the pool area itself, which all the bedrooms front on to.

The four chic individual theme bedrooms provide privacy from each other, making them perfect for two families, with the beds having been especially made for the villa, to provide the ultimate in comfort. The selection of pillows will aid a wonderful nights sleep. There are three bedrooms with super king beds and one bedroom with a super king bed and a day bed. The villa can sleep 8 to 10 adults or a family group of 11 plus a baby cot. (There are 3 extra roll-a-way single beds)

All the bedrooms have an en suite bathroom, with their own hand crafted terrazzo bath and hand chipped marble basins, with two enjoying additional indoor/outdoor shower areas. There are two additional WC's.

An interesting choice of dining settings within Villa Baan Saleah are available, from relaxed alfresco style on the terraces, to the use of the open plan lounge, where the ultimate dining table, cut from one piece of wood, is featured, with designer dining chairs, to complete the scene.

For music lovers, Villa Baan Saleah is equipped with a Sonos music system that holds up to 80,000 songs of all genres to suit every taste, with Bose speakers positioned throughout the villa, so that guests can enjoy their favourite mood music with interruption.

Outside the Property

The Sala on the pool terrace has a huge swinging day bed, from where to relax and look out at the glistening Andaman Sea, whilst listening to the waves, crashing on the rocks below (during the high season period, which brings calm seas, it is possible to swim off the rocks).

There are also two double recliners on the pool terrace for guest who enjoy soaking up the sunshine. Massage, hair braiding or a manicure can be arranged at the villa.

Booking & Payment Info

Payment details: A refundable security deposit of 20% is required. An initial deposit of 50% of the total rental is required at the time of booking, with the balance payable no later than 30 days prior to arrival.

Peak Season balance is payable no later than 60 days prior to arrival.

Villa Baan Saleah is only to be occupied by the total agreed number of guests at the time of booking.

Pets are NOT allowed. Smoking is NOT allowed inside the villa. Any illegal or immoral activities are NOT allowed whilst on the premises of Villa Baan Saleah.

Rates are in US Dollars and are subject to change prior to the booking enquiry being confirmed.

Payments are usually requested by Bank to Bank transfers, direct either to the property owners or managers. Payment procedure will be advised on the confirmation e mail. Please ensure bank transfers are the exact total shown on the invoice without deduction of any fees which are the responsibility of the client. Any payment received which is not as the exact amount will be adjusted on the balance payment or security deposit.

Please not: Villa Baan Saleah charge the security deposit in US$ and will return it less the 'in resort' deductions at the end of the rental period, in the same currency.

Any repayment of funds or deposits will incur a small bank transfer fee as charged by the bank.

The damage deposit will be added in with the security deposit together with any balance payment. These charges may include, but are not limited to any damages, additional housekeeping, extra cleaning, mislaid inventory, telephone charges, rental items or additional nights stay etc, which will be charged automatically against the security deposit.

Check in and check out times are flexible, depending on bookings at the time. Early or late arrivals are taken in to account. The villa is not rented on the day of arrival or departure to any other person. There is a lot of flexibility on this point.

A full housekeeping service is provided, with 24 hour on call emergency attendance.

The live-in staff are very discreet and offer great Thai cuisine and some Western Food. The staff will discuss daily requirements. All receipts will be presented at the end of the rental and payment in Thai Baht is required at this point, directly with the staff.

The housekeeping staff offer babysitting facilities (albeit not professionally trained). Please be aware that babysitting services are only undertaken with the understanding and agreement that no liability can be accepted on behalf of the owners, managers, staff or agents or any other persons, and that the parents/guardians/family group members accept full responsibility for all children in their care. Clear and precise instructions should be given.

The staff can assist with all holiday requirements including golf, paragliding, quad biking, scuba diving and boat trips.

The infinity swimming pool is used at the guest's risk. Villa Baan Saleah is situated on a hillside with a sharp drop off, so extra care must be taken with young children.

The Owners will NOT accept any responsibility in these matters, so please ensure comprehensive holiday and medical insurance is taken out.

Medical care is very good in Phuket should it be required.

Any person abusing the property or staff may be liable, with loss of all payments, to eviction from the property by the local Thai Police.

Please ensure that local staff and people's ways of life and culture are respected at all times.

The Owners of Villa Baan Saleah accept no liability for property loss or damages, nor liability for injury, accidents, delays or any irregularity.

Guests are responsible for the villa during occupancy. Windows and doors should be locked securely at all times when exiting the premises. Safes are available in each bedroom. The villa manager will be able to offer advice when needed.
