Property Description

This is the smallest village of the Alberes villages but is the nearest to the Autoroute A9 being about a 10 minute drive from Le Boulou. The house is a 2 minute walk from the centre where there are remains of an old castle. There is a delightful Romanesque church, 50m from the house which has recently been restored by a party from Manchester University. The walks from the village are magnificent in all directions and , if you have the energy you can be over 1000m high in a little over 2 hours, with vultures soaring overhead. There are several circular, well indicated walks for the more mature, family orientated parties including the famous "circuit botanique".

Built in 2001, the villa is built in a traditional Mediterranean style while providing all mod cons for enjoying modern living. There are electric entrance gates leading you into the drive.  There are exceptional views of the Roussillon Plain.

The plot size is approx. half an acre.

There are historic centres of Collioure, Perpignan, Ceret nearby. Amazing hill walking from the villa and well marked out circular walks for all ages.

The house can sleep 8-10 if sofa beds are required otherwise 8 persons.

Changeover day is THURSDAY in July and August, otherwise it is on Saturday from September to June

Included in the price of your holiday are electricity, gas, water, swimming pool and garden maintenance.

There is also a high chair and cot available.

Linen A linen pack can be ordered at £5 per person per week.

It includes bed linen a bath and hand towel. It does not include pool or beach towels.

Should your holiday be for 2 weeks you can opt for a 1 week linen pack and wash your own bed linen.

Gourmet Meal service

A Gourmet meal on arrival, or during your stay.

Choose from an extensive menu and have a restaurant quality meal ready for your arrival. This is often very welcome after a long days travel and is also reassuring in that you know whatever time you arrive and unpack a meal is just waiting for you to serve.

The menu is sent to you at the same time as the directions to the property.

This service can be ordered at any time during your stay but a min 24 hours notice is required.

Wine Tour

Visit a local winery (run by Jonathan an Englishman) see and taste some of the best wines in the region.

This trip of around 1 hour 30 minutes duration really is enlightening as you are taken into the vineyard where you spend around 30 minutes learning exactly what happens with the soil sun and vine.

You then go back to the winery and see how and where the wine is made.

You then get to the best bit namely the tasting.

You of course are able to buy any of the wines you like but are under no obligation what so ever.

This is by far our most popular excursion and costs just 10e per person.

Children are welcome; they can either accompany you out to the vineyard or stay at the winery and play with the owners' children (supervised by Rachel his wife).

Lunch at 14e (5e for children) is an additional option that I fully recommend as the food is excellent and you are served with a glass of the wines tasted.   

Inside the Property

 The main living area in the house is the large lounge/ dining area with 2 adjacent terraces. This living area contains 3 new double sofas, 1 being a sofa bed, and a dining table with chairs which can seat 10 very comfortably. A TV with the Sky satellite package, a DVD player and home cinema system are also in this room.

There is an archway leading from the living area to a very well equipped modern kitchen. This contains large American fridge with ice dispenser, 5 ring hob, large conventional oven, combination microwave, dishwasher, and double sink and extractor fan.

The other rooms downstairs consist of a double bedroom with French doors leading to the terrace.

Leading from this bedroom are a dressing room and bathroom. The latter contains 2 sinks, a shower, WC and bidet. There is another room leading from the hall which can be used as a bedroom/kids TV room. There is a double sofa bed here. The hall also leads to a separate WC.

All floors in the house are tiled and there is gas central heating.

Upstairs there are 2 twin bedrooms, 1 with its own west facing balcony giving great views of one the most famous Catalan mountains "Le Canigou".

There is a separate bathroom with shower, sink and bidet and a separate WC.

Also on this floor you will find the 4th bedroom which is a children's bedroom, as it is provided with bunk beds. 

The basement contains the washing machine, an additional bathroom with shower, and large tiled area.

In the basement the owners have all their garden furniture  comprising of 3 tables, 16 chairs, 5 sunloungers and other pool items. There are various tennis rackets, several sets of boules, balls, and floats etc.etc.

The house provides a collection of books, DVDs, guidebooks and maps

Outside the Property

There are 3 sets of French doors providing access to the 2 terraces where it is most likely you would choose to eat and spend the evenings.

There is access from the kitchen to the 3rd terrace. This is south facing and tends to catch the sun first thing in the morning making it ideal for breakfasts. It is also useful should the occasional westerly wind be blowing.

The swimming pool is about 10 metres from the house and is easily visible from the terrasses allowing you to keep an eye on young children. There is a new cover which meets the new legal requirements regarding swimming pool safety. If you put the cover on, the pool is safe as the cover will take the weight of an adult apparently.

The pool is cleaned using a salt water system. The beauty of this is that no neat chlorine is used. The well known skin irritations due to chlorine along with the smell simply do not occur and yet as the water is only weakly salty you do not get the stings of the sea. You would only know there was salt if you drank the water.

There is a ledge along the entire pool allowing you to stand on each wall. Although there are gradual steps in the shallow end, the deep end is about 8 ft deep allowing one to dive, with care. There is paving around the pool for sunloungers etc. There is a fixed round table with a hole for an umbrella and ample shade from a large pine tree.

We have a maintenance contract with a pool company and the pool is usually cleaned weekly.

The Garden

The garden surrounds the house and consists of many exotic trees including pepper, bottle brush, olive, orange, lemon, acacia as well as the more common oleander and several mature pine trees. Most of these are watered via a timer.

The area further on from the pool consists of a flat grassy area for games and a fruit orchard. These are both in their infancy at present as until 1 year ago it was a vineyard.

Booking & Payment Info

To reserve the property, the client must complete and sign the booking form and return it, together with a non-refundable deposit equal to 25% of the total cost of the holiday.

The remaining balance, including the security deposit, is payable not less than 8 weeks before the start of the rental period. Reservation made within 8 weeks of the start of the rental period, require full payment at the time of booking.

A security deposit of £150 per week or part week of a rental period is required in case of damage to the property or its contents. However, the sum reserved by this clause shall not limit the client's liability to the owner. The owner will account to the client for the security deposit and refund the balance due within two weeks after the end of the rental period.

The rental price includes electricity, gas, water.

There is also a high chair and cot available on request.
