Property Description

This luxuriously restored 18th Century farmhouse is full of charm and character, nestling amongst peach orchards and cherry groves.

It is situated in a tranquil hamlet in the heart of breathtaking countryside, yet only a few minutes from the "chic" historic market town of Thuir.

The sun kissed Mediterranean beaches, cosmopolitan Perpignan, Spain and the Pyrenees mountains are all within 30 minutes drive. The winter ski resorts are just one hour away.

Choose from a selection of menus and after a "hard day" lazing on the beach, relaxing by the pool or sightseeing, a meal may be cooked in your kitchen ready for you to come home too!

Inside the Property

The Main Entrance

The main entrance opens into a large hall leading to three rooms, kitchen, utility/storage room, and the large luxurious bathroom. From there you rise upwards via the master staircase to the Library/Sitting Room.

Farmhouse Kitchen

This is a traditional farmhouse kitchen, which is very well equipped with every appliance needed to self-cater (approximately 6.5 x 4.5m). Exposed beams and a cooking range are just some of the features in this room. The room is wonderful and light and there are French doors that open out and look onto a stream that runs at the back of the house.From you have a fabulous view of Mt. Canigou (King of the Pyrenees). There is a large oak dining table which seats eight comfortably.

Double doors off the kitchen lead into the "peach bedroom" the third double bedroom.

Sitting Room/Library

This room is on the first floor of the house. Exposed beams, a wood burning fire and the original bread oven are features in this room.

The bookcase contains a variety of reading material to cater for most tastes in holiday reading.

Leading from the sitting room is the main lounge.

Lounge

This room is quite a grand room with a high sloping beamed ceiling. Again this room is full of charm and character with original stone walls and a large open fireplace.

There is a large leather chesterfield and a fabric double sofa bed for your use.

For your added enjoyment(or your children's) we provide a selection of children's films.

There are two sets of French doors in this room, the first lead to a balcony at the rear of the house where there is a spectacular view of Mt. Canigou and the surrounding peach orchards.

The second set of doors lead out on to the dining terrace.

Bedrooms

The Master bedroom is on the second floor and it contains a king size bed. This room has windows to the front and rear of the house and is very pretty. Most of the rooms on this floor have exposed stone walls and beams.

The cabin bedroom is also on the second floor and is most suitable for children as it has bunk beds.

On this floor they share a shower room with a washbasin and toilet.

First floor bedroom is the "yellow" room which is the second double bedroom. It has a cast iron bed and an original stone sink. Bedside tables and lamps are provided.

Ground floor bedroom is the "peach" room which is the third double bedroom. The room is quite large and will also fit a cot which can be provided if required. It has exposed beams and French windows overlooking the front garden.

Bathroom

The large luxurious bathroom is located on the ground floor. There is a double free standing Victorian style bath,large washbasin, toilet, bidet and separate shower unit. The lighting can reflect the mood for peace and tranquillity as there are wall candles or spotlights on a dimmer switch.

Outside the Property

The Garden

The garden is approximately 1 acre, formerly a kiwi fruit farm and it is divided into 3 areas. The first contains a very necessary shaded area, in which there is a small flower garden with a "conversational" bench and a table and chairs suitable for aperitifs!

The Dining Terrace

Out from the French doors lead you to the wonderful dining terrace. The large dining table comfortably seats eight and there is also a traditional rustic iron sofa which is cushioned. From here it is a perfect spot to relax and gaze at the stars on those many balmy summer evenings.

The Recreational Area

The third part of the garden is a paddock which is unused in summer and therefore becomes a large play area for ball games, racquet sports and other recreational activities.

There is also a tennis court 5 minutes walk away but you would need to bring your own equipment.

The Pool Area

The second part of the garden houses a large private,fully enclosed rectangular swimming pool. There is a lockable gate for further "piece of mind". The pool itself has two depths, at the shallow end it is 1 metre gradually increasing to 1.5 metres at the deep end. There are wide stone steps on entry to the pool. The pool is maintained by the owner during his visits, twice weekly. The pool is surrounded by a patio and lawned area ensuring that there is sufficient space for sunbathing and complete relation. Sunbeds are provided and there is a poolside shower.

Booking & Payment Info

PAYMENT: A deposit cheque for 25% of the total cost is required. Final balance is payable not less than eight weeks before the start of the rental period.

A bond/security deposit of £150 per week is also taken to cover any unforeseen damages to the property or its contents.

Check in is from 4pm on the first day of the rental and check out is 10am on the last day of the rental.

Rental period is from Saturday to Saturday.

Gas, electricity and water are included in the rental price.

Linen packs can be ordered at £6 per person, per week, which includes bed linen, a bath and hand towel. Should the rental be for 2 weeks, you can opt for a 1 week linen pack, and wash your own linen.

Long winter lets are available from 699 euros + utilities per month.

Final cleaning charge of 50 euros, to be paid in cash, on arrival.
