Property Description
La Bourdette is a beautifully restored 6 bedroom family home set in over 45 acres of secluded, private farmland and surrounded by pretty gardens with delightful outdoor eating areas including a vine-covered dining terrace, located in the Ariege department of rural France and within a 45 minute drive from Toulouse International airport.
The property is perfect for both summer and winter holidays. It is a wonderful base for winter walking in the Pyrenees, which are a very scenic 1 1/2 hour drive away.
The house has a very efficient central heating system making it perfect for large festive house parties during the Christmas and New Years holidays.
With views of the Pyreenes, pretty villages and interesting local markets nearby, La Bourdette, set in the beautiful and unspoilt countryside of the Ariege, is the perfect place for a truly relaxed family holiday.
The Region
The Department of Ariege nestles in the central Pyreenes, next to Andorra, its highest peaks visible from Toulouse. It is one of the most unspoiled regions of France, whose inhabitants have held fast to their traditions. The countryside is wild but easily accessible. Top grade trout streams rush down forested mountainsides into rivers where kayakers paddle. Waymarked walking trails lead to 3000 metres peaks where isards (chamois), marmots and even bears roam. Cyclists can take in a stage of the Tour de France, mountain bike down tracks or gently pedal in the valleys.
Shopping at the weekly farmers' market in the local town is always a highlight of any visit to France, and especially so in Ariege. Much of the produce is organically grown and the market is the best place to find locally produced cheeses, sausages, honey and preserves as well as specialty breads not usually available in bakeries. In addition to weekly markets, most large towns have a 'foire', or fair, twice a month.
In the summer, there are many large theme festivals, such as the Medieval Fair in Foix, the Classical Music Festival in St Lizier, or Rites in St Girons featuring folk dance groups from many countries.
There are Prehistoric caves at Tarascon and cave drawings at Niaux
Inside the Property
Restored to a very high standard, with accommodation for a large family or several families holidaying together, La Bourdette has an impressive limestone flagged entrance hall that leads into the central area of the house with a large, beamed, hand-built family kitchen and a separate dining area with an open fireplace.
The house has all modern appliances in the kitchen.
The comfortable and elegant salon provides the perfect spot for quiet reading.
Sleeping up to a maximum of 14, there are 6 bedrooms (2 of the bedrooms are suitable to accommodate a total of 8 children) and 3 bathrooms, 1 shower room and 1 separate WC.
There are two king size beds and two queen size beds. Suit four couples. Two of the single beds quoted below will sleep adults.
The Master bedroom has a bathroom ensuite but this can be also accessed by the bunk room if you have young children in that room.
Second double bedroom has a dedicated shower ensuite.
The other two double bedrooms share a bathroom which is the ball and claw foot bath (as shown on the images) which has a shower above.
There is one bedroom with four single beds and another room with two single beds and bunk beds(suitable for children only).
There is a bathroom shared between the four single beds room and this has a bath and a shower.
All the bedrooms have ceiling fans and one of the children's rooms has air conditioning.
Although there is a piano this will not be available for playing and will be locked.
There are three open fires which can be used in the off season.
There is a utility room with two washing machines, tumble dryer etc..
Outside the Property
Extensive grounds incorporate a large heated swimming pool with an adjoining barn/pool complex, housing a shower room, a large games room and family sitting room with a balcony overlooking the pool - perfect for summer relaxing.
The front of the house is dominated by the wonderful vine-covered outdoor dining terrace - perfect for alfresco meals.
A floodlit hard tennis court and separate 'boulodrome' - boules court, add to the list of excellent entertainment facilities, including table tennis,(bats and balls available) badminton, table football and a trampoline. There are 4-6 spare tennis racquets but these are of average quality, please bring a supply of tennis balls in case of need.
A small 'etang' - pond in the grounds of the house features a little rowing boat. There is a temporary fence around the pond but children should be supervised at all times.
There are three seperate dining terraces.The barbeque is brick built and uses charcoal.
The pool has lights for evening swimming and also the dining areas are light.
The gardner and pool person will visit the property 2/3 times per week to ensure the pool is clean at all times and also that the garden is kept tidy. it is a large property and the garden needs regular maintenance.

Booking & Payment Info
PAYMENT: A deposit cheque/transfer for 50% of the total cost is required at the time of booking. The final balance is required 8 weeks before the arrival date.
A bond/security deposit is also taken to cover telephone and any breakages.
Rental is from Saturday to Saturday. Flexible out of season.
Electricity and pool heating are chargeable. For the general electricity this will be included for average usage but excessive usgae will be charged at the loca rate. Pool will be open from May until October.
Prices on request for Christmas and New Year period.
There is a non-resident gardien/housekeeper, part-time maid, gardener. Cooking by arrangement.
