Property Description

This south facing villa of 280 m2 stands in a beautiful established 2800 m2 garden full of trees, shrubs and singing birds. The house is at the end of a cul de sac with a view of the surrounding woodland and there are lovely walks in the woods behind the property.

The villa sleeps 10 and caters best to family groups. Opio is a pretty little hamlet located 10 minutes by car from the very popular 16th century village of Valbonne. The area comprises a small shopping centre with a supermarket, butcher, bakery, health food shop, dry cleaners, hairdresser and chemist with easy parking, a tennis club and a fabulous golf course. The stunning hill top town of Gourdon is a 20 minute drive and the Gorges du Loup with its fabulous walks and river, which is a 20 minute drive. All other popular places Cannes, Mougins and beaches are only a short drive away.

The garden includes a swimming pool with barbecue and summer kitchen, a flat lawn ideal for ball games for kids and a boules area for those sunset matches.

Bed linen and bath towels are included (please bring beach towels). A linen change and clean at the end of each week will be undertaken. Final cleaning at the end of the stay is included as long as it is left in a reasonable condition. If extra cleaning is required then a cost of 200 euros will be deducted from the deposit. A welcome pack of basic essentials will be supplied on arrival i.e. milk, orange juice, bread and the first bottle of wine!

Inside the Property

Upstairs there is a family area comprising 2 twin bedded rooms and a play room. This area has an independent toilet and shower and terraces overlooking the boules court and fruit trees. The Master bedroom is a lovely bright room with French windows leading onto a terrace overlooking the garden, a walk-in wardrobe and a bathroom with corner bath and large shower.

Downstairs there is a double bedroom with shower room.

The open plan living area downstairs comprises a large kitchen, sitting and dining rooms and office area. Outside terraces offer shaded outside dining and comfortable seating areas.

There is a separate small apartment comprising a single bedroom, double bedroom, sitting area and shower room. This area is not yet furnished however could be made available for larger groups.

Outside the Property

A large partially shaded patio area opens onto the established garden which is full of trees and shrubs and a flat lawn ideal for ball games for the children.

The swimming pool and summer kitchen are independent from the house with a sunbathing area, barbecue and shaded seating for 10.

Additional areas include a boule court (with a boules set provided) to the side of the house and in a quiet corner to the back of the house is a covered patio with relaxed comfortable seating.

Booking & Payment Info

A deposit of 50% is required on booking and full payment should be received 8 weeks before the arrival date.

A deposit of 800 pounds is required on arrival to cover any breakages or damage to the property.

Cleaning is included in the price as long as the villa is left in a reasonable condition.  If not, a fee of 200 euros will be deducted from the deposit.

Linen and bath towels are included in the price. Please bring beach towels.
