Property Description

La Sonine is a beautiful stone built villa, nestled in 5500 sq meters of garden and woods 1 km from St. Paul de Vence, with the Med, the River Loup, wonderful museums, ancient villages and fantastic dining all within 15 minutes and La Fondation Maeght in walking distance.  What makes it particularly unique is that it is bordered by protected forest lands and therefore offers rare peace and privacy in the heart of Cote d'Azur.  The grounds are extensive with lawn for croquet and badminton, forest for shady naps and children's adventures and sun traps for basking.

The villa is typically French in style with ancient terracotta floors, arched windows and simple elegant furnishings.  
Inside, there are 4 double bedrooms, all en suite. Two have spacious private terraces, one opens onto the garden and tiled pool and the 4th enjoys its own access from outside. The furniture and furnishings all originate in France, China, Japan and Indonesia and have been carefully chosen to create a simple but elegant Asian/French atmosphere. The dining room seats 8 and the spacious and light sitting-room has a fireplace. The kitchen has a small table which seats 4 and is fully equipped. In the basement is a large TV/Games room with flat-screen T.V., DVD player, DVDs, Ping Pong, Table Football, books, games and sofa bed. The separate Laundry room is also in the basement and has Washer and Dryer.

Outside, the dining terrace off the kitchen seats 12 and makes an ideal place to eat during the day (when the cover of the oak tree provides welcome shade) and in the evening. The covered terrace off sitting room makes a lovely place for drinks and a quiet retreat from sun and pool. The stone and tile pool (4.5m x 11m) is heated, has an automatic, retractable security cover. The pool is salinated as opposed to chlorinated - saline water is much gentler on the eyes and skin, having a PH level that is the same as one's eyes.

Bikes, heaters, fans, stroller, cot, highchair and some toys for children are all provided. Our storage 'chalet' is a wonderful place for children to play house, have camp-outs.

Security

La Sonine is a highly secure property. It can only be accessed by electronically controlled gates covered. All access points are under 24hr digital CCTV surveillance, linked to a Response Centre.  Fire and Emergency panic buttons are in place that link directly to a voice-response centre.  There is also a sophisticated burglar/bandit alarm system and 2 safes.

NOTE: we regret that we do not permit pets nor smoking inside. All bed linen and towels are provided, with the exception of pool towels.

Inside, furniture and furnishings all originate in China, Japan and Indonesia and have been carefully chosen to create a simple but elegant Asian/French atmosphere.

A large entrance hall takes you into a dome-ceilinged dining room, elegant sitting room, cosy fireplace area.

The round dining table seats 8 comfortably. The sitting room opens up to a large covered terrace, ideal for evening drinks and barbequing.

There are 2 bedrooms upstairs, both enjoying lovely private terraces and en-suite bathrooms. The spacious upstairs master bedroom, has a queen-sized bed and walk-in wardrobe while the smaller ‘blue and white’ room has 2 single beds which can be pushed together to make a king if required.

The Master bedroom, with its king-sized 4-poster bed is located on the ground floor and opens up onto the garden and pool area. This spacious room has a study area with sofa-bed should one wish to accommodate a child within the same room. The bathroom has double sinks, bath, loo and bidet.

The 4th bedroom is in the basement but is light and airy, due to a large glass door that offers independent access. This ‘Japanese’ room, enjoys a new bathroom with double sinks in glass and modern shower. In the basement is also a large recreation room (6 x 8.5 m) equipped with flat-screen T.V., Ping Pong, Table Football (coming soon) DVD player, DVDs for adults and children, books and games. Here it is wonderfully cool in the summer and cosy in winter. Children can sleep on the sofa-bed and sofas.

At the back of the house are extensive private woodlands where children can spend hours collecting pine cones, playing hide and seek and having other adventures. It is also a marvellous place to doze in the heat of the day.  At the end of our enclosed area, is the National Forest and a great place to go for long walks.

Around the house, the landscaped garden and pool area make the perfect place to relax. There are 2 dining tables (8 seater and 4 seater) on the stone terraces outside the kitchen.  This terrace is perfectly shaded at lunch time.  For relaxing, choose from the cool of covered terrace off the sitting room, the 3 seater garden swing or the bench in the woodlands to the rear of the house; or bask in the sun on one of the lounge chairs surrounding the pool or on your own private terrace.

For those wanting to be more active, the flat lower garden makes a great place to kick a ball or have a game of volley-ball. The play-house is essentially a large and pretty garden shed, which our children love to play in. Older children may enjoy sleeping out here in the summer. In the play-house you will find bikes and beach toys should you wish to go on an excursion or pop into St Paul.

Most, however, will want to enjoy the beautiful pool which has been finished to the highest standard. A cool shade of greeny, blue surrounded with stone the pool gives the impression of an old French 'bassin'. We don't use chlorine but rather salt to keep the pool clean, so children and adults will find no irritation from harsh chemicals. At the touch of a button, you can close the pool with security cover, giving you complete peace of mind.  In Spring or Autumn the pool can be heated as you require

The tiled pool is completely secure with an automatic, retractable cover which complies with Raffarin Law requirements. Heated and child friendly, it is surrounded by 6 loungers, table and chairs.  The pool cover has additional benefits in keeping the pool warm and clean.
