Property Description

The property is located in the medieval village of Biot. This a large luxury family villa is in the heart of the village of Biot about 200m from the main square. All facilities are nearby, local shops, huge choice of restaurants, including 'Les Terraillers' next door (fantastic!!). Local buses to Antibes, trains to Nice, Ventimillia(Italy) and all local areas mean driving is not a necessity. Plenty of things to do and see nearby whatever your area of interest

The pretty seaside town of Antibes is just 7km to the south. Beaches, shops, a Picasso museum and many more items of interest are found there. 4 km to the sw on the coast road is Marineland, a large aquatic theme park, situated with a number of other child orientated theme type attractions.

Further up the hill are Valbonne, Roquefort and Le Rouret, all pretty Provencal style villages. The towns of Juan les pins and Golfe Juan are about 10 km away, both with fantastic beaches and beach clubs. The village of Biot itself is very pretty and has an abundance of interesting shops, bars and restaurants. Local shops near the house provide all the essentials. Biot is famous for its hand blown bubbled glass in an array of different colours. There is a large glass blowing concern and shop at the bottom of the village

All linens provided and changed weekly. Gardener comes on Saturdays. Pool maintenance company comes once a week. Cleaner comes saturday and midweek if required. Air conditioning in the main house bedrooms. The computer printers/screen/keyboard etc will remain in the property but not computer itself. Phone will be restricted to incoming calls. Dining room seating inside is 8 but there is also seating outside the kitchen for 10. There is also seating for 8 by the pool.

IMPORTANT NOTE

CHECK IN TIME IS 17.00 hrs as the house is very large and needs considerable cleaning after each rental. Check out time is 10.00am.

Inside the Property

The villa has recently been refurbished and is at a high standard of decoration.

The property comprises main house with 4 bedrooms and separate 2 bed apartment plus a 'mini-studio' with double bedroom. High quality furnishings and (hopefully) a pleasant comfortable style as opposed to the sometimes sterile and barren ambiance of some holiday rentals. Thick stone walls and high ceilings ensure a cool interior even in high summer.

Sleeps 14 in beds. Extra children can be accommodated on floor space in the children's rooms or as necessary. There is one sofa bed in the dining area. The master bedroom (bedroom 1) is ensuite. The 2 beds in the child rooms are high level single beds.

Outside the Property

There is a nice view of the Med from the study in the tower (Mirador means watchtower). The villa is a home and the 'holiday' atmosphere descends rapidly during the summer months. Relaxing by the pool or enjoying a slow sociable lunch in the shade, followed by a wander up to the village for a fantastic evening dinner in the square seem a natural way of life here in Biot.

The property has a large secure garden (1700m) with heated 12m by 6m pool (slide and diving board). Several outside eating areas, including a cool shaded area for July/August. The house has a large flat lawned area for play and secure parking, with garage. There are 16 garden chairs.

Booking & Payment Info

PAYMENT: A deposit cheque/transfer for 50% of the total cost is required at the time of booking. The final balance is required 8 weeks before the arrival date.

A 25% bond/security deposit is also taken to cover telephone and any breakages.
