Property Description

Located in a quiet residential area in the well know commune of St Paul, this recently built luxurious contemporary style villa sits in an acre of fenced landscaped private grounds with a heated mirror pool, which has a shallow end and air-conditioned bedrooms for those hot summer nights.

Although the villa has four bedrooms there is also an en suite mezzanine area with a sofa bed which sleeps two people. However there is no air conditioning in this area.

Villa St Paul de Vence is conveniently located within 5 minutes of the motorway with easy access to Nice, Cannes and Antibes. The famous walled village of St Paul is a 5 minute drive, known for its art galleries and restaurants. Nearby is the Maeght Foundation which boasts a large private collection of Artwork by Picasso, Matisse, Leger, etc.

The villa is a newly built modern contemporary style home with clean lines combining white walls, solid teak floors, glass and aluminium.

NOTE
Air conditioning, linen, bath and pool towels are included in the rental price. For a one week stay a mid week towel change can be arranged for an extra cost. For periods of more than one week, linen and towels are changed weekly.
There is no pool heating in the winter months.
The telephone is charged on a usage basis. Also if the villa is left in an unreasonable condition then additional cleaning will be charged.

There is NO smoking permitted inside the villa. No pets.

No shoes may be worn inside the house due to the wooden floors.

Inside the Villa

The living/dining room has a high-rise wood beamed ceiling and a spectacular fireplace. The large floor to ceiling glass doors overlook the patio, mirror pool and garden. The overall feel of the place is one of light, open plan and spacious.

There is a fully equipped modern kitchen with granite worktops, stainless steel appliances and an American fridge with an ice maker.

The pool terrace is easily accessed by patio doors leading to the outside dining and barbecue area.

Outdoor shoes must not be worn inside the villa as they can mark the teak wooden floors. The floors will be inspected on check out.

The bedrooms

The bedrooms are located on the ground floor. The main bedroom has a king size bed, which has an en-suite bathroom with bath and shower, has glass doors opening onto the terrace and pool area. There is one double bed in a child's room and two singles in a child's room. The double rooms share an en-suite bathroom with double sinks and a bath with shower. The fourth bedroom has a separate shower. These four bedrooms all have air-conditioning.

A cot is also available. The master and double bedrooms have bedside tables and lamps.

All bedrooms have electronically operated shutters and air-conditioning for added comfort for hot summer nights.

Mezzanine Floor

There is a large mezzanine area with a double sofa bed and it also has its own bathroom with a shower.

It has a study area and private roof terraces.

Outside the Property

The gardens

The beautiful fenced landscape private grounds offer an unusual heated mirror pool together with outside dining and barbecue areas. A mirror pool is one which is overflowing all around, ie the water is at the same level as the surrounding terrace. The pool has three large stone steps down and it has a shallow end of approximately 1 metre.

The Pool Area

The pool is a mirror pool and can be heated. It is not fenced but does have an infra red barrier alarm which surrounds the pool. The alarm is in compliance with French regulations regarding pool security.

The pool has a shallow end 0.5m in depth and has steps all along one end. The depth gradually goes down to about 2m. The pool has lights for evening swimming.
