Property Description

Villa Peyneblou is a beautiful, newly renovated Provençal style villa located in a garden of 3000 sq metres. It has a large pool, with a shallow end and terraced areas for relaxing.

The villa is situated within WALKING distance from the old town of Valbonne and within easy reach of Nice airport, Cannes, Mougins, Grasse and the A8 Motorway.

This large luxury villa has been decorated to a very high standard with patined beams (aged and cream coloured) and terracotta tiled floors throughout. All the French doors open on to a balcony upstairs or on to a covered seating/ relaxing terraced area.

The villa has broadband/WIFI installed up to 1 Meg.

NOTE: We regret that we do not accept pets at the villa or smoking inside the villa.

RENTAL: The rental price includes linen, towels, pool towels and a twice weekly cleaner. The final cleaning is chargeable at 200€ and will be deducted from the security deposit.

Electricity is also chargeable at cost for ther heated pool, air conditioning and general electricity. The current EDF charge is 0.15 cents per kilwt.

Inside the Property

Kitchen

The kitchen like the rest of the house has been totally renovated. All the appliances are new and there is a large American fridge/freezer. The kitchen is fully equipped and there is everything to make your stay comfortable and easy.

Sitting Room

The sitting room is a stunning, light room of 55 sq. metres. (the image is shown on the home page). It has a magnificent fireplace and the furnishings are of a very high quality.

Not that you will be spending time indoors but there is a wide screen TV, Sky Digital etc. (please refer to the home page for specific details).

The French doors open out on to the large terrace with tables, comfy chairs and views of the gardens and pool.

Luxurious bedrooms - all bedrooms are air conditioned.

Villa Peyneblou boasts 4 large double bedrooms upstairs all with a balcony and views of the garden and pool and all with good size en suite bath or shower rooms.

The Master Bedroom has a king size bed and an en suite bathroom with WC, bath with shower attachment, double wash basins and bidet.

The Blue room can be a double bed or 2 singles. This room has an en suite shower room with shower, WC and a single wash basin.

The Green and white room can be a double bed or 2 singles. This room has an en suite bathroom with WC, bath with shower attachment and a single wash basin.

The Yellow room can be a double bed or 2 singles. This room has an en suite bathroom with WC, bath with shower attachment and a single wash basin.

Outside the Property

The gardens

Villa Peyneblou has a garden area of 3000 square metres and has a good variety of flowering trees, shrubs, olive and citrus trees.

There are flat lawned areas as well as terraced areas and different places in which to sit and relax.

In the hot sun you have the covered terrace areas for eating, breakfast, lunch and dinner. There is a full compliment of dining furniture and other comfy chairs for lounging.

By the pool area, there is a shallow end which is safe for younger children and also a large paved terraced area for those sunny lazy days. The swimming pool can now be heated (see note on separate electricity charge).

Security

Villa Peyneblou has an alarm linked to a surveillance company and shutters are to be closed at night.
