Property Description

It is a very private estate in an immaculately maintained parkland, itself surrounded by National Park. Here you find many tracks for walking/mountain biking and riding and a lake with bird sanctuary on your doorstep.
You are minutes away from magical Cannes yet enjoy the peace and quiet of sophisticated countryside, steeped deep into history with Picasso´s last place of residence and the famous Chapelle de Notre Dame de Vie in walking distance.
Antibes, Valbonne and Grasse are just a short drive from this exquisite location.
The property maintains a commanding position high up in the estate enjoying unlimited views of mountains and countryside. It is immaculately presented in its private grounds and is equipped to the highest standard.
The luxurious two-storey villa is built to traditional Provencal design and was completely renovated in 2003 to the latest modern standard providing a flowing arrangement of space between entertaining and private accommodation. It has the ease of simple living at the same time catering for most distinguished tastes. Every room opens onto the terraces which surround the house. Sliding glass doors retract into the walls and are protected by centrally operated electric shutters with traditional Provencal wooden shutters to filter the light.
The villa is light with generously proportioned entertaining areas. The sitting room (approx. 70sqm) is impressive with its high ceilings and lovely marble fireplace. This room opens onto the traditionally furnished dining room and vaulted hall. The living area, 3 bedrooms/ office are tiled while the master and 2 further bedrooms are carpeted. The apartment sleeps 2 adults and 2 children.
A welcome basket comprising milk, orange juice, butter, bread, fruit, flowers, sparkling water, mineral water and wine is supplied free of charge.
For all periods of holiday rental - linen/towels including beach/pool towels are included in the price. However, telephone and final cleaning are charged on a usage basis.
The owner provides care of garden, pool and security guards, we recommend the services of a maid to undertake cleaning, driving, car valeting and babysitting. This can be arranged on an hourly basis, full-time or live in.
NOTE: we regret we do not accept pets or allow smoking inside the villa.

Lounge
The villa is light and spacious and the superbly furnished dining room opens to an outside dining area on the covered terrace and to the sitting room and hall, providing a real feeling of space.
The lounge is full of light with high ceilings, designer tiles and a stylish marble fireplace. This provides you with a relaxed atmosphere in which to enjoy the cinema surround sound system with Astra satellites for most European channels(English, French and German stations), DVD player and hi-fi with CD player for both interior and exterior sound.
All the furniture is of excellent quality to compliment this stylish villa.

The large kitchen and utility room are fully equipped with an extensive range of home comforts including washing machine, dryer, separate sinks, filtered water, dishwasher, microwave, 2 ovens, stainless steel American fridge and additional second freezer. Outside the Property
Pool & LoungersThe salt water pool is located directly in front of the pool pavilion with fully equipped summer kitchen, shower room, large BBQ and stone pizza oven. The pool has shallow entrance steps, a springboard, a powerful jetstream and a poolside shower. It offers luxury throughout the summer months. It measures 11 metres by 5 metres and has a selection of sunloungers for your relaxation.
Beautiful landscaped Gardens
The gardens are beautiful and well maintained, they cover an area of 3,100 sq m and are well equipped for those warm romantic evenings under the palm trees at the same time benefiting from automatic watering for care and growth.
There is an abundance of palms, cypress and olive trees. The garden is child friendly with plenty of lawn for playtimes while adults gather for a game of boules or on the terraced areas for daytime sunbathing. Evening entertaining for small or large parties may take place in the fully- equipped bar and kitchen of the pool pavilion. Adjacent you will also find the stone pizza oven, BBQ and full compliment of outside furniture. Catering can also be provided by professional catering company and entertainers.

Booking & Payment Info
Booking with My Perfect Villa or with the owner directly. 50% of rent required at time of booking, balance required 2 months before commencement of rental. Payment by transfer, cheque or cash only. Security deposit to cover phone, electricity, water, final cleaning and breakages is to be held on account to be returned after final inspection and balancing of bills. The services of a housekeeper (cleaning, shopping, driving, car valeting, babysitting etc.) can be provided and are very much recommended as this is a large villa with a lot of equipment.
