Property Description

This luminous south-facing, three bedroom villa enjoys peace and quiet in a small domain on the hills of Roquefort Les Pins.

It is surrounded by forests and yet walking distance to the local village with its bakeries, banks, pharmacies, cafes, restaurants...

The Villa has an open aspect over the surrounding hills with pine and eucalyptus trees and abundant green areas.

Only 15 minutes from Nice airport, and 20 minutes from Nice or Cannes, the Villa is ideally placed to enjoy the mountains, the historic towns of Vence, Valbonne, Grasse... as well as the beaches of the Cote d'Azur.

Villa Les Trois Chenes is only 5 minutes from the idyllic Opio Valbonne Golf course, with another 6 courses within 10 to 20 minutes drive.

Inside the Property

The entrance hall leads to a spacious living room and a separate fully equipped kitchen with direct access to the terrace and pool area.

There is one flat screen television in living room with English channels (satellite) and French channels, plus a music system and dvd player. In addition there is another flat screen television in bedroom 1 only with French channels.

There is a laundry room.
The bedroom on the ground floor has a shower room and WC.

There is also a separate guest toilet.

On the upper level, there are two further bedrooms, a bathroom, a separate WC and plenty of storage cupboards.
In the Master bedroom there is a king size bed.  In bedroom 2 there are two single beds.

IMPORTANT NOTE - THIS IS A FOUR BEDROOMED HOUSE BUT ONLY THREE BEDROOMS ARE LET, SLEEPING MAX. 6 PERSONS. All the bathrooms have a shower rather than a bath tub.

Outside the Property

There is a 2000 sqm flat garden, partly forest with a beautiful lawn around the pool area, planted with palm and olive trees.

The private swimming pool is a tiled overflow pool.

There is plenty of tiled terrace space for dining and relaxation around the pool, with outside lighting and a BBQ.

Booking & Payment Info

PAYMENT: A deposit cheque/transfer for 50% of the total cost is required at the time of booking. The final balance is required 8 weeks before the arrival date.

A bond/security deposit is also taken to cover telephone and any breakages, approx 1000 euros depending on the length of the booking.

Rental price includes water, electricity, garden maintenance, bed linen and towels INCLUDING POOL TOWELS.

Maid service is once a week and the linen will be changed.

The final cleaning is included in the rental price.

Sightseeing tours, mountain or coast walks, canyoning, via ferrat (easy climbing), diving, golf - for both adults and children, yoga courses, massages... and much more, can be arranged on request.
